A person reviews each listing before it goes live. Students who saved your place message you through your dashboard.
Let it by 31 March 2027
Sign the tenancy by 31 March 2027 and record the let in your dashboard. For your first three properties, there’s no invoice and no commission.
What you keep
Up to three full commission fees, back in your pocket.
Our usual fee is 5% of the first year’s rent on a let we introduce. Three for Free takes that to zero on your first three properties.

A 4-bed house at £130 per person per week, on a 52-week tenancy:

Figures exclude VAT, which we’d add only if we’re VAT-registered when we invoice. Tenants never pay GaffSwipe anything.
The details
Offer terms
- Your first three properties. The offer covers the first three properties you publish on GaffSwipe, counted in the order they first go live. A property is one address; a house of flats counts each self-contained flat as a property.
- 0% commission. For those three properties, we charge no commission on any completed let, as defined in our Landlord Commission Terms, where the tenancy is signed on or before 31 March 2027. That covers a whole-house tenancy or every room let separately.
- After that, normal terms. Tenancies signed after 31 March 2027, and lets of your fourth property onwards, pay our usual 5% commission.
- One offer per landlord. The offer applies once per landlord or letting agency, across all its GaffSwipe accounts. Opening extra accounts doesn’t add more free properties.
- Record your lets. Record each let in your dashboard as you normally would, so we can match it to the offer. We won’t raise an invoice for a let the offer covers.
- Everything else still applies. Verification, listing review and our Landlord Terms apply as usual. The offer can’t be combined with any other pricing we’ve agreed with you, and it has no cash value.
- Changes. We may stop offering Three for Free to new landlords at any time. If we do, properties already published under the offer keep it until 31 March 2027.

Good to know
I let rooms separately. Does each room count as a property?
No. A property is the address. Every room you let in one of your first three properties is covered, as long as each tenancy is signed by 31 March 2027.
What if a let falls through?
The property still counts as one of your three, because the offer follows the order your properties go live, not whether they let. If it lets to someone else through GaffSwipe by 31 March 2027, that let is free too.
Can letting agents use it?
Yes. The offer is counted per agency, so an agency gets three free properties in total, not three per landlord it acts for.
Do I have to list only on GaffSwipe?
No. List wherever you like. The offer only affects the commission on lets we introduce.
Do students pay anything?
Never. GaffSwipe is free for students, and you must never pass any GaffSwipe fee on to tenants.
